If that hadn't been the case, then this particular building needed new mailboxes, the laundry room was having bums sleeping in it, so needed new security doors and a system, some of the exterior hallways needed to be cleaned up, and we had a lot more to go from there.

I know that using other people's money is great for leverage but it doesn't hurt to have a lower mortgage (25% down as opposed to 5% down), more actual cash-flow, and a cushion in case there's a market pullback.4.)

Wondering what your thoughts would be regarding a Virtual Project Management service to serve investors regarding: Estimating, Takeoffs, Permitting, Interior/Exterior Design Plans, Project Coordinating, Time Management, Receipt tracking, Light Bookkeeping( Payroll Included ), Communication, Daily photo sharing, Real-time Job progress tracking, Projected profits, Photo book creation, and overall daily tasks that can be done from a phone/mobile device or computer...Pretty much a complete Virtual Project Management Admin office...My Question: Any additional suggestions or topics that would be beneficial to your needs in which a virtual service could accommodate?

Replacement windows DO NOT REMOVE the old frames - - they use a 'Z'bar installation to avoid breaking the existing seal or damaging interior/exterior services.The old glass and it's frame is removed leaving the other casing intact.Go to Home Depot and have someone show you their products.

Im definetly not opposed to becoming a realtor what makes me nervous though is getting started finishing but still having a failure to launch. i believe 16k out of the stock market in the next 1-3 months is very realistic.lastly thanks to everyone offering advice.
