I think if you've already determined what your general criteria is for the ideal fix and flip, you should share that info in advance with the people you are cultivating as future investors.General criteria like neighborhoods/towns you're looking in, the type of house in terms of size/age/layout (3 bd/2 bath built after 1960, etc), along with a possible range for acquisition price and rehab budget.Tell your prospects upfront that you haven't found the property yet and that the actual numbers will be different, but that this is the target you're shooting for.

I would say that properties valued at 50,000 in the area are a nicer than this one (newer cabinets, better layout.)

He's trying to do one of two things - probably BOTH things simultaneously:1 - Reprice the entire asset class - ie raise prices of mobile home parks as fast as possible.2 - Attract deep pocketed accredited investors to his private funds so that he can enlarge his portfolio as rapidly as possible while waiting for the stabilized caps to compress further.I'll lay out the remainder of my reasoning for this tomorrow.

I really don't think the cost would be increased significantly, the existing layout will be used and the wiring is done, just a matter of removing mounting plates, replacing shingles and reinstalling.

Again, the front of the building seemed to be in good shape and had to maintain a certain look due to the historical society but nothing in that building due to the layout seemed to scream I want to be here for a long time.
