This effect happens a lot during a period of Gentrification in Metropolitan areas.What I tend to do is to buy in area where the Cap Rates have a distinct downward trend.

But, with factors such as 9% appreciation statewide according to CoreLogic, high migration and job growth and, being somewhat behind the Denver market's price trend, Colorado Springs numbers look great for buy and hold investors!
