How did you find this deal and how did you negotiate it?

It can be challenging to find ways to house hack in a market like this one for sure.

If you're not from there definitely good to find a great agent who will be your "boots on the ground" and who knows the area! 

A good agent should be able to present multiple options and describe the pros and cons of either option/policy (whether on admitted paper or non-admitted paper).I hope you find this helpful.

First time JV fix and flip How did you find this deal and how did you negotiate it?

I wound up finding 3 from a person who had ordered the wrong size and couldn't get a refund that just happened to be the very specific small size I needed with an arch.

Finding a property that needs mostly cosmetic rehab in a nice or upcoming area would be best. 

In other words, if the person has an online presence, you can find out many things about them and then add them to your contact list.5) There is a nice follow-up feature that you can setup.6) Integrates with alot of the other different services that will allow you to "do business within your business".7) Can be used from within any browser and also has an IOS app for both my iPhone & Ipad.There is more that I can say about the service, but, I'll stop here. 

I recommend finding an accountant who specializes in real estate taxation, tax planning and financial planning. 

That is just reality so I was hoping to find an outside thought on the deal.
