Hi -Has anyone ever put language to the effect of "if tenant threatens legal action against landlord or causes landlord to have to seek an attorney's advice, this agreement can be terminated as LL's discretion."

I don't think that a single Super Bowl win however is going have any major effect on the economy. 

Odds are in the sellers disclosure that its says something to the effects of: "Buyer to verify everything".

If not when would the new rate take effect?

My cabins do have names and it’s fun to name them and go to the shop and get your sign.... but it certainly doesn’t effect income. 

Having positive cashflow enables you to fund reserves and to hold on to the property indefinitely which gives you time to allow the magic of leverage, appreciation and debt pay down take effect.

You can have an attorney write them a legal letter to assist with the process a bit, otherwise as others have said a buyout could be effective.

IE, our tenant moved in on the original agreed upon sale closing date/ leasing date, and we paid the seller a few hundred dollars for the couple of extra business days it took us to close (effectively giving them the rent for those days).
