You can automate 90%+ of your operations by:1) implementing a property management software with automated messaging (there are lots of options)2) using a dynamic pricing software (Pricelabs)3) finding a GREAT housekeeping company who is familiar with STR and can self-schedule with automatic notifications and live calendar access from your PMSThere is a lot of great info on the forum about self management and PMS recommendations. 

A recorded eviction is an automatic disqualifier.

In our case, the tenant didn't show up so we automatically won.

This won’t automatically happen.

This will expedite the process, they will not know this automatically, I usually get paid within a couple of weeks once I send the CARES person the court information vs 1-2 months with no eviction filed.  

After the initial lease ends the rent automatically increases for the M2M agreement.

Does anyone know, does the rental calculator automatically include the PMI in the P&I number if it is a low downpayment?
