A couple of years ago we just paid-off our bank loan, reduced our operating expenses to a bare minimum and are reaping very healthy pre-tax monthly cash-flow in which we live off. 

But someone that’s very aggressive would barely need any premium to be comfortable with the increased execution risk, and might be happy with virtually every deal that comes across their desk.

Unfortunately my letters were just barely too big/heavy to be mailed with the postage I had on them.

I could not for the life of me get the numbers to work considering they were just barely past 'break even'.

If refinancing later costs you $10k...and you are only saving $150 per month for the ARM...then you barely make any money in that situation. 

I could put marble floors in a C neighborhood but it won't increase my rents any further than the market will bare.

In this area, now I can barely find properties with monthly rent/price>1.5% that can be rented for $1000+ per month (the A-properties?). 

In 30 yr's if I don't do anything else than the bare minimum, I'll have a significant chunk of cash, and a much more significant death benefit which will go to my family and they can continue it - all tax free and very private.  

"B" are shares traded for property and "C" shares are compensatory shares we can exchange to professionals for services rendered.
