They have a newsletter full of content that you can customize with your contact info, and print off and distribute.Then, I would pick an area that you want to farm. start small, and add additional sections as money becomes available.If you are really eager, and ready to work for it, print off the most recent comps of your farm area (or the newsletter as mentioned above), and go walk the neighborhood.

My goal is to get 8-10% net cap rate for a long term (20-30 years), I'm still considering few strategies, To invest in a big and stable city like Jacksonville to buy a old house (1960-1980) in not so good neighborhood and give it to a property management company to take car of the properties or to go to a medium city like Gainesville but will still need a local property management or it will be better for me to invest in a new construction in a small city like Ocala (I know there is a lot of development in the area) and I can also manage it myself.

Download your state landlord tenant laws and this will give you the correct information.If you documented the condition at move out with photo's, and did you have move in photo's showing start conditon.. do you have receipts of items that were paid for that were replaced, have a receipt for whom ever you paid for cleaning,, I'd say they would not prevail in small claims court, where they would be required to go to sue you..I'd respond with I have documents and receipts for charges, and the move out charges were correct.
