After registering with a few state SECs and federal SEC (not difficult or expensive with Cowgill's SEC kit) can I borrow from non-accredited lenders?

If the rest of the house is 880 sq ft and includes a LR, kit, 2 br and 2 baths, the rooms are not large rooms.
