That's a 2 bed 2 bath 1350 sq ft on 1/3 acre, 1/2 a block from the river right where there are a lot of recreational activities.There are simply no renters out there, no matter what the rent price is.

It seems like a win win situation, they don't loose their credit, you get a property for cheap, you can give them some extra money that you didn't pay for the home as some incentive, and they won't tear the crap out of the house like most people do when their home is foreclosed on.What are the risks involved?

But I also think that you have to look at the fact that MS Gulfcoast in an area of not only tourists but like Florida a bunch of retirees and it is a functioning city (so to speak) it isn't simply a seasonal tourists area.Like you I also wonder how it worked out for the OP.

So when I find a distressed property in my area, I simply find the owner do an analysis of the the deal to determine whether its a deal or not, put it under contract with a deposit, then flip the contract to a end buyer.........
