About a year or two ago, there was a case called Drake Manufacturing where a Delaware Corporation went to a trial, won a $300k judgment, but then lost it on appeal because it never registered as a foreign corporation.

Pros, if you find a good manufacturer they take weather exposure out of the build and really can produce a great product.

I did make a  cash offer on another mls listing last week on a  run down manufactured home on property listed at 119k I made 80k cash offer and was told that the  seller had already declined 105k cash offer.

The fridge was bough approx 5 years ago for ~$2K and unfortunately neither manufacturer nor online appliance part stores offer replacements (original or 3rd party). 

I see absolutely nothing wrong with owning a mobile/manufactured home park/community.
