I don't pay anyone in cash that I wouldn't give money to as a gift, meaning other than a few close friends and family members, everyone else gets paid by check. 

Another tip is to shop with many lenders for a longer amortization period if you need cash flow.

I was just curious if they also had a Brandon Turner story where you change directions to follow real estate and become really sucessful and next thing you know, they are coming to you for tips on getting into real estate.
