I have listened to podcasts where David Greene has shared his experience with long distance investing using BRRR saying it's not that different than investing locally.

I intend to invest in US real estate , im not an american citizen nor do i have a green card so i figured an llc could be the solution for me.i have several questions about it1)can i take a mortgage with an llc and what are my limitatations?

Broken windows, locks, pumps, electrical… It was always something to eat away at the rent, then found out the tenant moved out after not receiving any money for months and the property manager never told me.

Of course I eat breathe and sleep real estate, I am a licensed broker and owner of a management company managing over 100 rentals in the area so it was not that big of a "risk" for me.

There are plenty of neighborhoods in Cleveland that can earn you some good cash, while there are others that can eat you alive! 

Having a family member take care of it would be ideal as outsourcing it to a company/private individual will eat up on your profit margin significantly. 

Plus my 9-5 eats my soul.
