Hey everyone, i live in Phx,az and very frequently check out the MLS portal for real estate in Az, recently looks like there is a drop in asking prices and houses are not being swept off the market as fast as before, what is the reason behind this and could it be expected that the prices will drop even more, there is a lot of contradicting information on the matter, what liable place do you all recommend to get accurate info.

I would probably look at the components of the house that are frequent headaches/money pits, and determine their condition.Roof, windows, HVAC, Main sewer line, appliances, etc.If you pretty much gut the place and make everything new, I would say save less. 5% on the high side and then at the end of the year, reassess.If the components are older and towards the end of their life and you don't plan to fix them upfront, probably go as high as you can afford and makes sense...10% or more?

Right now with record inflation, a lot of leisure travel is getting cancelled by Americans who are feeling pain at the pump and the grocery store, so wherever you decide to buy really look at WHY someone would be there, HOW long are they staying, WHO are they, and would they come here frequently enough to pay the debt and offer you some cashflow for your time spent managing it (which can be a lot, especially when standing up a new unit!)
