. - if you dont have 30% equity in the vacated property you will need 6 months reserves for both properties on the full payment prin/int/tax/ins/assessments this condition can be waived if you have a purchase contract on your current home from a buyer that has waived all of their contingencies (highly likely that they will purchase your current property) As for ethical or moral standards, the guidelines allow vacating a primary and converting it to a rental so its not like your going behind the lenders back or anything they know what you're doing.
