The rest of the time is for letting in contractors and for the occasional tenant call. 

I do occasionally shop at LKQ, and parts can save you a lot of budget $ if you have the patience and aptitude to pull your own.

Have several properties around Australia and am a property manager too so know what you mean about having a few head aches occasionally.
