Although my rental listings has been live for over a week, I have had very few leads from them.

Their listing agent said they forgot about it and considered it a small claim not worth mentioning.

Being handy is a great way to start and learn the business but your time should be spent finding your team and the next deal.Instead of swinging the hammer, focus on expanding your network:1) Agent/wholesalers to send you deals and list them on the back end.2) Contractors that allow a fast, efficient, value focused renovation.3) Lenders that can allow you to close on properties quickly with solid leverage. 

Peak months are February and March.For Key West, the same trend occurs but with less dramatic swings (likely due to the greater variety of listing types).What size property are you looking for?

If my client wants to sell to an owner occupant, usually brings more competition and a higher price, then I ask them to give notice and we’ll list once they’re out as we cannot have tenant holding over and ruining the closing.

Nowadays, at least with an iphone, you can put a note in the contact which will be pulled up when you search your list, e.g.

If you haven't purchased a property yet, be sure to look at others in your market using sources like Furnished Finder, Airbnb for longer stays and even Zillow and apartments.com which are both showing more and more furnished listings.

@Brandon Cao, @Shree Pathak, and @Cheryl Daniels it takes the city some time to get around to inspecting all rental properties on their list. 

Compensation is negotiable, always has been, and either the seller and/or the buyer will be responsible for any agreed-upon expenses per their listing contract or buyer broker contract.Disclosure about compensation is more important than ever, and remains at the discretion of the representative and their clients, hence the need for those agreements which will be a requirement after the settlement.Buyers and sellers must know how their representatives are compensated and by whom before they commit to a working relationship.
