Ive purchased used snow machines I've never seen. 

Now I am sitting her snowed in, fresh out of the military, and hungrier than I have ever been before.I am 23 years old, licensed, and currently working for two (partners) Real Estate investors as well as a Hard Money Lender.  

Are there any additional fees that you might not be thinking of like snow removal?

The house needs:HvacSidingNew hot water tankNew roof on small detached garage and possibly house (it was snowing on show day)New bathroom and kitchenAdd a half bath Floors, paint, fixturesPorch rehab All new windowsIt’s a 3/1/1 approx 1500sq ftThis would be fully funded from a family member using a intrafamily loan and they would receive 4% of the sale price at closing along with a low interest rate before then. 

I will be out to see the house this week (we had a nice little snow storm on Friday), and the 80K soft offer is contingent on the walking the house.  

From hind site I have seen the mistakes I made which has been costing me and I hope by coming to this community I can skip some steps in avoiding some error and be a lot more efficient in the service I am providing as a landlord.More importantly my goal is to expand to more multi-families and have a snow ball effect of not headaches but experience and expertise in our profession.I am sure someone wore similar shoes as I do and I would greatly appreciate your story of the light at the end of the tunnel.

that allows me to figure out how quickly I could have all 10 paid off, using the snow ball effect from cash flow being put towards mortgages.

Does anyone have any good snow removal companies they can recommend?  

for some one in Cali, you may not think of things like like tenants moving out in the middle of the night in January turning the heat off,  and opening the windows, Ive seen quite a few properties with busted pipes that look like Ice Caves a few days later, also snow removal ordinances, most municipalities will remove snow for you after 24-48 Hours after a snow fall if you or you tenant dont, it will be charged to your tax bill, at a rate of $200+ dollars per time,  just stuff to think about

The tenant agreed to maintain the lawn and take of snow removal in snow season for $100 a month.
