Are we talking a lot of $$is there maybe somewhere in the middle, like keep property as-is, but make a slight upwards adjustment in rent.  

So, I'm in the middle of a deal that will be my "catalyst" deal.  

Also, the master bathroom is in the middle of a remodel which will be done in a week or so - so that's a pretty significant upgrade over other units in the area.Combine that with new flooring in the front room, and there's definitely a case to an increase. 

In regards to getting a feel for a particular neighborhood, just take a drive through the neighborhood on a Friday night at 8 or 9pm in the middle of summer and see what you think.
