We all know that can be bought with lunch, five dollars or the promise of future listings.

The 7yo is putting her total savings of $37 in for the promised 100% return on her money. 9 year olds are having a harder time parting with more than $10.

Pay stubs are easy to fake so it's always worth calling the employer to verify.

And don’t think an applicant wouldn’t do that.There’s been plenty of other posts on here about applicants submitting completely fake paystubs, using their friends/family members as landlord and employer references, and all kinds of other tactics to fool landlords and trick their way into homes they otherwise wouldn’t qualify for. 

You really can't make any promises to (or sign any agreements with) the tenants until you own the property. 

We are looking to do fix & flips in promising areas.

I'm held back by the thought of not being ready and many other excuses especially the fact that there is no promised paycheck.

For example, one of property manager employees got 'really' close with a contractor, paid them for work that was never finished while send me fake/photo edited pictures showing work was done.
