Just make sure to get 2-3 bids and if it's 80K under go for it

The insurance should be the appropriate type of policy (builders risk for example if the property is undergoing renovations) and an amount to adequately cover the loss to the property once finished.Fourth - no money will exchange hands outside of closing. 

If you delead (and maintain the standard) you will be in the clear.Here's the law (emphasis added by me):460.100: Duty of Owner(s) of Residential Premises (B) Whenever any residential premises containing dangerous levels of lead in paint, plaster or other accessible structural material undergoes a change of ownership and as a result a child younger than six years old will become or will continue to be a resident therein, the new owner shall have 90 days after becoming the owner to obtain a Letter of Full Compliance or a Letter of Interim Control, except that if a child younger than six years old who is lead poisoned resides therein, the owner shall not be eligible for interim control, unless the Director grants a waiver pursuant to 105 CMR 460.100(A)(3).

Second unit will undergo a 3 week rehab beginning the last week of May.

Downtown Manchester NH is undergoing a tremendous turnaround and the city is fully supporting the turn around. 

We were undergoing our first BRRRR in the Pittsburgh area and were in the process with Civic financial services but they just paused new loans so we need to find a new partner.  

Gulfstream has a facility there at the savannah airport as well which is one of their major employers. i wasn't investing when i lived there so do your own due diligence but definitely an area i'd research more and look into. it was undergoing lots of changes for the better when i was there
