We are all confused about what role a private lender plays, so here is a quick and dirty explanation.Unlike prime lenders (ex. big national and regional banks like Chase) that underwrite both the borrower's ability to repay the loan and the collateral (ex. real estate), private lenders make lending decisions based on the collateral. 

They each have different stories about what is going on that are pretty different - how do I find out what is really going on in order to make this decision?

How long will they have to cover property taxes etc for the decision they make?

@Anibal Martinez the decision to sell a property is always tough, but it comes down to a few important questions1: Are you making the returns you need for it to make sense to keep the property?
