When interviewing property management companies, be wary of low commission percentages that often hide constant nickel and dime-ing for simple services like changing lightbulbs or stocking the home with soap and shampoo.

Now, I am on my third tenant (I lucked out with this one), who signed a 2-year lease last year and is coming up on his 1-year anniversary in August.

If an HVAC person would pitch in, it would be good to know if slime is best removed by pressurized water, or soap and water, or a specific cleaner???

@ed Account ClosedI believe if you work closely with the housing authority and tenant keeping records of anniversary dates, inspection dates and attending landlord quarterly meeting you should be fine.

The beat bang for your conversion buck in grey water is seperating the was shing machine(s), but unless renting in a hipster area where this would be a feature, do you really expect a tenant to watch what type of soap they use, or flip the three way valve to divert to the sewer when using bleach on thier whites?

My partner and I also own a furniture design company and a retail design shop, so our entire VR is outfitted with high-end designer soaps, shampoos, dishes, furniture, etc.  

Same with outlet covers, a piece of molding, a new soap dish and rods (You have to have some form of consistency).

I also told them they are still responsible for the entire rent payment on tomorrow..1) The lease states that the tenant must give 30 day written notice BEFORE the anniversary date. 

In this instance the lease does not terminate until you have the unit re-rented or you reach the anniversary date of the lease (May 2017?)
