The engineer's report says it will need 10-12 underpinning piers some of which would be located beneath the garage floor, so excavation would be required.There are some interior drywall cracks and exterior cracks on the brick veneer.

Meaning:Pressure washstainsecure posts - That right one is a little looseInstall 2x4x8 across the railing to keep it safe - 4 in total every 8 feet.Level that right side - which likely is due to neglected gutters causing erosion of soil beneath the footing.Said to leave the soil over the left sided posts because it doesn't look rotted and with the repairs, the deck will likely last another 5 to 10 years before completely replace.

Especially on a second floor where you're installing over plywood, you need a really great (read expensive) underlayment....I prefer engineered wood since it is way more forgiving (can be floated or shimmed) and looks way better.

You might have to shim the hinge side off the floor, if the knob side is higher.
