It's sometimes a lottery ticket.There's also the issue of title insurance. 

Well said - as an OOS investor you would be better off with lottery tickets then buying in Detroit

Can someone do it without either sure it can happen just like people win the lottery every week. 

It comes from experience and that 800k is from actual REI, not even a lottery so yes been doing that LOL.

And of course its a winning lottery ticket if Amazon shows up :)

Many, including myself, came from a position where we were told people who are very well off were either lucky (lottery or "right place, right time") or extremely smart (like an Elon Musk). 

Or maybe you hit the lottery.
