Am totally new to investing, but every training session i read or listen to, says to start in your back yard. 

The sub to community trains their people to call properties on Zillow and get connected to agents and ask them to make a sub to offer.

This was also an odd deal because this property was so close to the train tracks- it was practically a train car.
