I remember listening to a podcast episode of someone who would rent their LTRs to a non-profit at market value so they could use the housing for people in need.

I had a gut feeling and i didnt listen .

If you listen to some credit card should never be used… I disagree there are some situations when it could be use.

I have listened to many podcasts, networked quite a bit, and read a ton of articles - but at this point I am just overwhelmed/lost with what is the best route to go down today with the way the market is to cash flow because there are so many creative ideas out there.

Since we all have had a long history of listening to the excuses some tenants use because they used their rent money for something else and got caught, this is not a new scenario. 

You can, and should, read books, listen to podcasts and interview operators - and all of that knowledge will be fortified and verified only if you find others whose experience you can share and use.

But one of the best resources I've found is just reading, and listening to, as many books on the subject as I could find to really help deepen my knowledge and expertise.I actually just started listing to audio books over the last year or so and found a great app called Libby, that you can download for free through the Cleveland Public Library system and there's tons of great audiobooks on real estate and investing that I listen to when I'm driving and has helped me a lot!  

I just listened to Michael Baum on the podcast and decided to actually look at the forums...This has been an interesting conversation to read through.
