Renovated the additional dwelling unit which is a 3 bed / 1 bath space spanning about ~1000 sq ft and added landscaping / hardscaping for guests to sit out and enjoy the shared backyard.

Also has flowers supporting a butterfly garden in one section. 

It was a mass hotelization of a place that really had a unique sense of place and not just the city but individual neighborhoods - Treme, Uptown, Garden District, Fauberg Marigny - all very distinct from one another.

That said, I'd recommend focusing on locations with high sales volume as you will have more options to choose from in these locations.So far this year, 240 multifamily properties (2-4 units) have sold in the Bronx - Source OneKeyMLSThe neighborhoods with the most sold properties are:- Wakefield and surrounding North Bronx neighborhoods (31 sold in '24)- Throggs Neck and surrounding Southeast Bronx neighborhoods (31 sold in '24)- Pelham Gardens (30 sold in '24)- Pelham Bay (28 sold in '24)These areas account for 50% of the recent Bronx multifamily sales... focus here to have more options!

Home inspector, property manager (some states require various licensing), admin at a realtor office, contractor / trade apprentice, landscaper, home painter, lender, wholesaler, or co host / arbitrage STRWorking at a Lowe's or Home Depot would be good too.

I wonder if many of you feel that the landscape of the RE community has changed over the years to be a lot more supportive and inviting for newbies?

I run a small plumbing business in SF and my wife runs a small landscaping business and it is already a lot of work!

Only thing I will add is if you rent by the room, you also have to factor in landscaping costs (mowing the grass) and ideally cleaning of common areas (eg weekly cleaning service).  

In addition to the $2,500 the tenants pay a monthly pool maintenance fees, landscaping fee, and split the water bill with the other unit.The unit has now been listed at $2,300 and is still not rented.
