What I am thinking is that the lender is probably charging you a combination of high origination fees and points and enticing you with a low interest rate.

Here are the numbers.ARV$135,000 (Comps $139,000)Purchase Price-$95,000Rehab Costs-$10,000Fixed Costs- $13,000Profit $17,000Not a very enticing Flip total and his purchase price includes $5,000 for me which is too much now that I think about it.I haven’t been inside it yet but the pics look good and I put $10,000 for rehab just to be safe.So, Comments, criticisms,

With my mortgage company hat on there was not a problem obtaining 100%, I was then seen in a different light.Sound great to get 100% but be careful as a borrower enticing an individual to lend money under terms that are not prudent, regardless of how good of a deal you think it is.

Gas, heating, appliances, snow removal, etc etc.They did say the BRRR strategy is being used with this quite a bit too because they get around 25% ARV equity.I must admit this is very enticing because I have such a busy life but seems a little too good to be true... which means it probably is.

It is definitely enticing to find a property within walking distance of where you are - and its definitely worth it to have it - but I would be cautious if that is the part of the deal that would make you take the deal.
