The rock is a black and dark gray color, not appealing.

I am trying to make sure I don't pass on a deal because of it not meeting certain metrics.Is cash on cash return and CAP rate really important for someone who plans to buy/hold/rent (long term) plain jane, blue color, type properties (SFR/small multifamily) in order to replace w2 job income?

I look at things through a value investing lens so that colors a lot of my decisions and views.

You obviously did not read, nor comprehend what i wrote - as to my reason for yelling out the window was due to the time of night that it was and the music was loud, but I guess you'd assume that I was supposed to get dressed and go talk to them. 

I guess our truer colors come out for some of us when talking about a strangers money and what they should have done...

You also have to take into consideration the color may not be attractive to the next tenant and that they did this without Landlord approval.

We use the same color in every house.

I paint the walls but I don' t replace the paneling with drywall.I rip out bad kitchen cabinets but I replace them with craigslist used onesI leave in old carpet if it is still in good shape but not a nice color.
