I admire your success and have many, MANY posts about vetting tenants earmarked.

@Jen BorstI admire your willingness to ask what I think is a very intelligent question.There is an old saying that an easy formula to become a millionaire is to borrow a million dollars & then have someone else pay it off (tenants).I made a jump from being a solo single family investor to a 31 unit building with partners then to bigger buildings & bigger deals. 20 years later I am less excited about managing multi-family assets unless they meet a very strict criteria.There are pluses & minuses to all asset classes.

However when you start pretending there aren't negative consequences because "your guy is in office" and the Fed did something brave, wonderful, admirable, or even particularly clever by injecting tons of easy money into the economy I think you need to leave your political hat at the door and deal with reality.

I admire your energy, stamina and willingness to fly back and forth and sleep in hotels... and pay for all of that.

While it is definitely an admirable efforts by some serious quants or math nerds to apply some abstruse and erudite methods to a usually pedestrian computation, I think it is largely meaningless. 

I was hoping to compromise somewhat on price because of all that she has done for me, but man, this comes to a surprise.I truly admire all of you who are able to succeed in this business.

Since they are historic I prefer people who comment positively on that item or admire the unit because of its historic nature.Tips they are going to be a pain lots of will you fix this on the visit , like noticing small plaster defects or asking about our list of improvements.

It is admirable that you want to help a friend, but this is the type of deal that can make a real family member let alone a friendship go bad.Good luck with your decision.

I myself admire many members from afar without having any or very little contact with them.

I also want to add that it is very brave of you, and admirable, to reach back out to what gives you joy.
