I think if you watch the market closely for a long enough period of time you'll see plenty of opportunity exists, especially if you look for value-add opportunities.

I suggest the REI groups as previously suggested in addition to reading as much as you can, focusing on one aspect of RE, and watching information and motivation videos from YouTube such as Earl Nightengale, over 10 years later and I still do these things every day.
