You will not get the right answer here you will only get opinions on options which I believe you already know.Go to school, don't waste your time on school, learn a trade you can transfer to real estate, become an agent, etc. etc. 

Not saying home runs aren't good, just knowing the bases are loaded it's a good way to make income consistently. 

I am guilty over the years of drawing a line in the sand also, and in retrospect, from the viewpoint of decades later, I was wasting time, emotional energy, and relationships. 

So, a lot of money is wasted that could have been used for savings for eventually buying.In some cases, the excess rent is used towards the purchase, but the renter still has to qualify for a mortgage.

I don't want to waste money.

Thanks @Mark Poulton, is that expensive or is that a loaded question :) One can't enter the 3rd unit either from the front door, you have to go around the back of the house to access the 3rd unit.

@Chris Silvas  lending scammers are not ONE off on BP .. this site is heavily trolled by the Nigerian lending mafia  based off shore.. glad you were able to catch it before wasting time and some money.

and not afraid of that level of debt load . . .To buy in and start with 50+ units gives me just THAT many more folks to network with and get referrals from  . . . well worth what they are asking for the company . . . .I get it - to start from zero and just start hammering makes since - and actually that is more my personality - but for the price - AND with owner financing - this deal works - so just curious about what other may have seen with financing a Property Management company - either with receivables OR other wise . . . 

House is in Sharon Hills.Concerns include giving former owner, say, a month but then they wasting my time and reigning on the agreement.Furthermore, there is the possibility of them causing property damage.
