I am thinking your worrying about nothing.. when I create HOA's for my new communities I never turn them over to the owners until I am done building 100% of my project out.. last  thing you want to do is answer to a bunch of homeowners :)  then they set up their committees and they make sure everyone keeps the property in good condition etc etc. 

Are you looking for a rental or rehab project?

If the projected year 1 income is much higher than the trailing 3 month’s annualized performance it’s probably overestimated. 

Like do you look at job growth, median income, revitalization projects.

@Joel Owens I've analyzed the tenant base in the other properties and they are able to qualify for my project. 

I own an apartment complex that has been a huge value add project so far.

I work in business development in oil and gas, and there's definitely a lot more activity, projects, and optimism in Calgary.
