The person that calls in today may just be kicking tires now, but if you present yourself well and give them a reason to trust you, they may be calling back in a few months.

Don't know the rules everywhere else but in Arizona all offers must be presented to the seller so it's the sellers decision, not based off what makes the agent the most money. 

I am present with any repair person at time of service so this is a non issue for me or my fault for running long. 

The sellers agent and I are in the process of putting a new listing contract together to present to the seller.

Obviously I want to be able to get the best possible financing so I am trying to figure out how to present this to potential lenders to maximize both personal and investment potential.Thanks,

We don't finance anything and presently we're not selling anything.

Many agents won't work with investors, as they consider us bottom feeders and won't present low-ball offers. 

Get an idea of presentation, price, etc.

We are presenting the downstairs tenant a buyout option this weekend to break their lease early, in the hope that we can soon turn it into a STR.  

But my contracts state the duration of my leave so I'd have that paperwork to present if ever necessary.
