Really small kitchen space, ok with Home Depot / Lowes off the shelf fixtures, etc.

Other than that, you'll want to take care of them the same way you would take care of anyone else in the space -- with appropriate care and skill.

I think there is an opportunity to finish off the 2 car garage below as a living space to increase the nightly rate as well. 

1) That price is reasonable2) You will have to demo the garage anyway if you want to convert to living space, the slab/foundation and existing structural framing will not be up to today's code and engineering requirements.3) No, after/if you convert this to a rentable unit the income you are looking at is not something to throw away for parking.
