Best areas for low acquisition costs, occupancy rates, property appreciation?   

A local lender has a first-time homebuyer program that offers 0% down with no PMI and $2k towards closing costs with a very competitive rate (6.025% as of 8/19/24).

Having trouble analyzing this deal as there are so many variables and I do not have the experiencing analyzing deals to make me feel comfortable taking the risk.Purchase price of the land would be $250,000 not including closing cost or fees, and construction for a new 3/2 home with an attached 1/1 ADU is estimated to cost around $300,000 - $400,000 finished.

The flooding damage cost about $10,000 to repair, and now we've been going back and forth via our property manager to settle the claim with the insurance company.

That person filed a suit to reclaim medical costs. 

If this practice changes, buyers could be asked to directly pay their agents, which might result in lower overall costs for investors who are purchasing properties.

If so, how were the insurance costs looking on these homes?
