There is even a comment on profit is made on rehab which is not always the case, in fact, rehab (especially for non established investors - local and OOS - - even experienced investments groups like ourselves) the rehab is where profit is lost almost each and every time. 

MLS is good, as is rentometer, but an experienced property manager will know best as they might end up actually putting it on the market.

will refi be there probably but not always.. history has taught us that lesson.Andrew just getting a single engine land pilots license is different than going to school to be employed in the field..

As a newbie, I'd be very interested in paying a nominal fee to watch an experienced investor in action on a non-interference basis.

I have helped several out of state investors both newbies and experienced.

Since lenders have the risk that you default on the loan and property managers have their business at risk, they won't typically work with someone that doesn't have some level of experience or is working with another experienced partner.
