There's already a dark cloud cast over the REI business due to a few bad people in REI, so we all owe it to each other to conduct ourselves in an honorable way.

@Steve Vaughan has been talking about how he is re balancing his portfolio and going over to the dark side  IE pay stuff off live with the extra cash flow and get rid of those pesky loans that have burdensome loan covenants. 

I feel like Lakeland may get lost in the shadow of the Tampa/Orlando markets.

Although I am new to real estate investing I have done some job shadowing with Principle Brokers in my area.

Its all fine when it all works but there is no way you can have perfection of 15k deals and not have some warts and some bad ones were the players just go dark and walk away which causes the underlying lender into a foreclosure.

My current strategy is to find an apartment deal and hand it over to an experienced investor who will allow me to have a small percentage of equity in the property and let me shadow them through the entire process.

Real Estate is very appealing and has a magic allure all it's own....I mean you're not just buying a widget or even a car, you're buying an actual piece of dirt with your name on it....a primal desire if you will...So once I was down in an 8 ft hole just before dark...guess why?

Instead I would look into shadowing different careers in real estate.

The future looked dark.
