1380/3000 is .46 or 46%. that's your CoCyeah you're only going to make $115/month and no it's not a lot, but you didn't put hardly anything into the deal. by year 3 you're break even on cash and by year one you'll probably break even once accounting for depreciation. the numbers are ok to me, I would want to know more about the property. $775 is about average in town so shouldn't be too hard to get it.
