I regularly attend meetups every month the only problem I'm having is finding someone willing to teach and guide me to learn, a lot of the groups I have attended so far they always try to sell something.

Midwest have some decent opportunities : "out-of-state opinions" I would attend your local REIA and biggerpockets meetings for other investors solution to California cashflow concerns.

@Davion Riley I would identify what area of buy-and-hold real estate you like most then study up on it by researching posts on BP, attending seminars and speaking to people who are in the particular area.
