Also, expect deferred maintenance.Your #1 concern should be, can you fix the problems the seller has or will you eventually have to dump the property also?

You don't have to tweak much to take a traditional LTR lease and make it fit an MTR or month-to-month setup.

Make sure both properties have all the repairs and maintenance needed and no major cap ex is needed before you try to add one on double leverage.

They have millions in lawsuits against them and are in default on multiple loans that I’m personally aware of.

Ask the judge what criteria you have not fulfilled and if all is satisfied ask on record to have the eviction executed immediately and perhaps throw in a comment about failure to act providing damages.
