With 240 days, I'd probably send one in the middle as well.  

I haven't been in that situation exactly, but had a tenant up and leave in the middle of his lease (inherited tenant who was mad that we weren't going to renew based on his income and criminal record).  

There just needs to be a middle ground. - Tying to my previous point, more times than not I've noticed realtors who sell land represent both the buyer and seller, double-dipping on the commission.

Two children (middle aged) had inherited their mom's home.

Term (the date the loan is paid off if all pmts are made when due) the Interest rate, the address (you don't want a note secured by a property in the middle of a very high crime area, etc).

What would it cost to build a 2000 sq ft, 2 story with a basement SFR with middle of the road features on a flat lot.

You can meet her in the middle at 95K like Christopher Salazar stated and show her the numbers if necessary to further explain your situation or you can walk and take the chance of her running back to you and settling at your price.

I have since spoken to multiple people in the middle of remodels on their own homes and have heard both the good and the bad stories they have gone through.  

@Kim Handelman  got it... always more to the story right :)..... then if your intent was to buy it and rehab. it.. and that went away.. then you do what any good business person does and be honest and tell them exactly what happened.. you can't perform now.. but you would like to assign the contract to another party and make a middle persons fee... you will need their co operation to get it done.
