Glass block in a bathroom works great if it's being put in because of placement adjacent/up against the bathtub since that was a typical layout of baths 100 years ago.

When the parties eventually settle their dispute they will want an attorney(s) to draw up the settlement agreement with the precise steps outlined for dividing the proceeds of a sale or a buy-out through a refinance... as well as what occurs if neither happens. 

You should create a private placement memorandum (PPM) to raise the funds.

I would be the general partner responsible for property acquisition, rehab management, tenant placement and property refinance. 

On the other hand, you could save that placement fee (assuming you win the negotiation) and then see how the communication is, and decide then to fire them or not based on that (if you do that route, make sure you approve the tenants they want to place in there...none of saving that fee will be worth it if they place bad tenants).

I have a few calls out but am getting hit with higher rates (10%) along with full month rent for placement + $350 fee's to advertise and +$100 for lease to be drafted by lawyer.

If you plan to buy commercial properties requiring commercial financing or a Private Placement, don't choose something silly, sounds unprofessional.

Or are you a Union member who gets placements at a guaranteed hourly wage when a company needs you ?

A good estimate is half of one month’s rent per tenant placement.
