Sioux Falls is more diverse with a mix of medical, financial, manufacturing and farming.

There is no real standard past some really basic stuff.Seller that have 60%+ community owned homes for the most part, live in a far different world than the majority of community owners, so it is no surprise to me that they are trying to convince you and other inexperienced prospective buyers of their idea of the value of these rental homes.Try asking an experienced lender on manufactured housing communities what they think the value of park owned homes might be for lending purposes and you will have confirmation of what I am suggesting.

This is a manufactured home on acreage. 

We just remodeled a manufactured home and replaced the vinyl with Hardiplank siding.

Then we discovered they had been illegally manufacturing hash oil in the garages.

There is definitely some potential for Dekalb to start turning things around and build itself into more than just an old manufacturing town/college town. 

The South Carolina Constitution allows all Real Property and Mobile Homes (excluding manufacturers, utilities or railroad properties) to be classified with a 6% assessment ratio.

Have them leave at least 1 bundle of shingles so you have some for repairs and also will have the shingle manufacturer / color. 

I then started exploring Modular housing (NOT a mobile or Manufactured ones) and found that they are built more stronger and efficient,   mortgage lenders do not differentiate it,  public records and MLS lists them as regular houses,  personally visited their factories,  seen met home owners who has been living in modular homes past 10+ years,  almost all module companies offer a turnkey service that takes care of everything from preparing the site to permits to setting up the house.   

Indianapolis was on Amazon's HQ2 list & hopefully more private tech companies land in Indy as it transitions from manufacturing; Plenty of great colleges/university creating a talent pool which is attractive.
