I want to build a small 4 Unit for $400,000-$500,000 in Northern Virginia using either a VA loan, FHA loan, or other low downpayment loan.

Our concern is that if he wants to contribute, lets say 40k, that he would have to withdraw considerably more than that due to the tax hit. 

@Anthony Wick the seller said I could do a buy out 10 year buy out at a small premium if I was interested.... looking at this and breaking it down it seems to me I would be taking a hit on the two duplexes that would be under a land contract and would be making up for it with the ones financed conventionally.....  

This was one of our best investments as it hits the 1% rule, which is difficult to do in our area.

The original loan docs are still applicable, but removing PMI is a little more nuanced than "automatically falls off once you hit 20% equity!"
