What frustrates me as a Realtor and an investor is when agents who knowingly are listing properties that are largely targeting investors, don't include any of the running costs in the listing descriptions nor do they provide financials in supplementary info in the MLS needed to calculate ROI.

I imagine shooting a 360° video walkthrough and then handing it off to her to edit and add descriptions to certain items (ex: "Fireplace includes gas insert installed in 2014" in characters that appear to be resting on the mantle).

I think I fit their description pretty well of a millennial wanting to move to Colorado Springs and being attracted to the outdoor living.

Since you're just starting out, based on your description I would highly recommend considering a multifamily property for your first investment.

I think long term seattle has nowhere to go but up; its attracting high paid people to an area that's geographically constrained in terms of where houses can be built. 

Its not entirely clear from your factual description whether or not the property was actually placed in service during any part of 2017.

Both cities are huge, geographically spread out, and you can find wonderful quality of life (schools, amenities, recreation, low crime) areas as well as the opposite.
