@Jerome NunezYou will not be able to remove your name from the mortgage as if your name is on it the lender underwrote it based on you and will not let someone else assume it.

If you have a relationship with the seller, if the property is fairly priced, if the seller is motivated, and you identify it as a deal, then you can send an LOI after the first call.

@Vito DiIennaWhile I have not had to get a Letter of No Objection myself, if I had to do it, I would go right the the DOB, go into the Office that you can get an official Cert of Occupancy and ask them what is the procedure to get the letter.Normally, you will need to provide evidence.
