@Joe Sadusky I think I am in a bit of a unique situation in that I've moved around a bit.

Overtime your underwriting will become unique to your criteria and your eye will be trained to disqualify a potential deal.

It got me wondering if there is something unique to real estate that makes the purchase price relevant. 

Something like that would have to be such a unique situation.  

After quietly shopping it out to some of our investors, it became apparent that it was uniquely positioned for an active owner-occupant.

As with any new investor, I have my own unique challenges to start, specifically with down pymt/rehab costs and just getting that first deal closed.

But I wouldn't let that keep me from leasing to contractors.This is in fact behavior that I think many if not most Land Lords experience and is not unique to felons.

I don't have any experience investing in Thailand, though I did personally like the look of some independent homes in Hua Hin and Phuket that seemed good as long-term rentals or Airbnb, but the . . . unique challenge of the administration bunked my confidence in pursuing it further.I have a few developer friends in India, so if you're ever interested in partnering there (primarily in limited partnership situations with the local developers) they've been known to produce some great returns.
