First post on BP, i listen to the new podcasts weekly.

The unit has been 100% occupied for the last 5 years (with exception to a couple week turnover here and there).

The dog is friendly, but it jumped the 4 ft fence in the backyard a couple weeks ago, went into the neighbor's yard, and jumped in their above ground pool while their kids were swimming. 

I am scheduled to close the 1st week of October.

It isn't that i'm not curious what the appraisal would come in at, but I will likely be getting one when i go to refinance in 6-18 months and all the value would do right now is: 1) Give me a more accurate idea of what the bank would value the property at2) Delay closing as appraisals are 3 weeks out minimum right now3) If it comes in high the seller could use that info to back out4) Add additional costs (around $950) to the closingP.s. - I will still be ordering an inspection.Thanks in advance!

It's strict, but I don't want to hold my breath for 2 weeks to decide whether or not they're going to pay. 

My wife and I are visiting friends in Ogden and surrounding areas and would love to connect with local investors while we are here for the next week or so.

Lumber prices have gone up 15% since, which in turn led to a six to ten thousand dollars increase in median housing values.

I have bought two  my daughter is getting hers this week and I have sold or referred about 5 or 6 buyers to the site who ended up buying one. 

FWIW, the approach being shown to me in this deal isn't that of a hard money loan, but creating a new LLC to close on the property (wants to close in  a week actually)  that will have several individuals owning a share in this LLC proportionate to their capital stake.
